Commercial Mechanical Systems
Boilers, chillers, cooling towers, air handlers, pumps, motors, VFDs and waterside systems serviced as the connected systems they are.
Beyond rooftop equipment, many facilities rely on central plant and mechanical room systems: boilers, chillers, cooling towers, air handlers, pumps and the drives and controls that run them.
KoolAide HVAC services these systems with attention to how each component affects the rest of the plant, so a repair in one place doesn't create a new problem somewhere else.
Service, repair and maintenance organized by equipment category:
Commercial boilers, burners, ignition and flame safeguard controls, combustion checks, circulators and DHW systems.
Air-cooled and water-cooled chillers: operating checks, fault diagnostics, refrigerant circuit issues and controls.
Tower fans, motors, drives and basins, plus condenser water and chilled water loop problems.
Fans, motors, belts, bearings, coils, dampers, filters and controls for AHUs and MAUs.
Pump and motor diagnostics, bearing and alignment issues, VFD faults and control signals.
Ducted and ductless splits, heat pumps and variable refrigerant flow systems.
A chiller alarm may start with a cooling tower problem. A boiler that short cycles may be responding to a pump or control issue. An air handler that can't hold discharge temperature may have a valve, coil or water-side problem rather than a fan problem.
Looking at the plant as a connected system leads to better answers and fewer repeat failures.
Mechanical room problems we're often asked to solve:
Boilers short cycling, locking out or failing to fire
Chillers tripping on high or low pressure
Cooling tower fan, motor or drive failures
Pumps losing pressure, cavitating or running noisily
VFD faults and drives that won't respond to control signals
Air handlers that can't hold discharge air temperature
Flow, temperature and pressure problems in water loops
The aim is equipment that runs reliably for years, not just until the next call. That means correcting root causes, recommending maintenance that fits each system, and flagging components that are approaching the end of their service life.
When replacement is the better choice, we'll explain why and help you plan it.
Fewer plant-wide disruptions
Repairs that consider the whole system
Maintenance matched to each piece of equipment
Clear planning for aging components
Describe the equipment and the issue. We'll follow up to discuss service.
